Paying only the interest on your loan can get you started with lower payments. These payments are for a set period of time, but may be just the advantage you need to get into a home of your own. The interest-only feature is available on the following mortgage loan programs:

Adjustable rate mortgages with initial fixed terms of 3, 5, 7, or 10 years. Interest-only for the initial fixed-term.
Fixed rate mortgages with terms of 30 years. Interest-only for ten years.
Loans available to $1,000,000.

Choose our 1st Trust Deeds to purchase or refinance your home, condo, townhome or vacation properties*. Our 2nd Trust Deeds allow you to borrow up to 100% of your home's equity*. 3/1 ARM - Home Loan Payment Relief - 1^st Trust Deeds

Designed for median income homebuyers, the HLPR mortgage may benefit qualifying borrowers* in several ways: through lower monthly payments; by qualifying for a larger mortgage; or by lowering the income level needed for a given mortgage.

Initial fixed rate period of 3 years at 1% below the national average.
After the initial fixed rate period the interest rate can increase up to 1%. Thereafter, rates will not adjust more than 1% per year and not more than 5% over the term of the loan.
Required down payment will be no more than 3%, and gifts or grants will be permitted.
Debt-to-income ratio is generally limited to 42%.
Total household income not to exceed $88k for San Diego County and $77.9k for Riverside County.
Private mortgage insurance not required.

Buying a home is often an adjustment period. Our Adjustable Rate Mortgages (ARMs) can be advantageous, offering lower initial payments and easier qualifying. They also feature built-in rate caps for your protection.

Initial fixed rate periods of 3, 5, 7 or 10 years at low rates.
After the initial fixed rate period the interest rate can increase up to 5%. Thereafter, rates will not adjust more than 2% per year and not more than 6% over the term of the loan.
Competitive interest rates.
No "Negative Amortization".
